Our Certified Air Quality Testing Services
Professional mold, asbestos, and lead & VOC testing. Starting from $150 per test. Results in 48 hours

Mold Testing
Mold spores are invisible and odorless — but their effects aren’t. Our certified mold inspectors collect air and surface samples in every room, test them at an accredited lab, and deliver a clear, actionable report.
- Air sampling and surface swab collection
- Accredited laboratory analysis
- Full written report with remediation guidance
- Pre- and post-remediation testing available

Asbestos Testing
Asbestos fibers are the leading cause of mesothelioma. Any Michigan home built before 1980 may contain asbestos in insulation, floor tiles, or drywall. Our certified inspectors collect samples safely — without disturbing the material.
- Bulk material sampling (insulation, tiles, drywall)
- PLM and TEM laboratory analysis
- EPA and OSHA compliant procedures
- PCM air monitoring also available

Lead And VOC Testing
Lead paint was banned in 1978 but remains in millions of older Michigan homes. VOCs (volatile organic compounds) from paints, adhesives, and cleaning products silently degrade indoor air quality. We test for both in a single visit.
- Lead paint chip and dust sampling
- XRF lead screening option (non-destructive)
- Full VOC panel: formaldehyde, benzene, toluene, and more
- Ideal for rental property compliance and renovations
Michigan Homes Have Specific Air Quality Risks
Here’s what the data shows
MOLD
Michigan's humidity and older housing stock make basement mold one of the most common findings in the state. More than 1 in 3 homes we test shows elevated spore counts.
ASBESTOS
Over 65% of Michigan housing was built before 1980. Pipe insulation, floor tiles, and textured ceilings often contain asbestos above EPA thresholds.
LEAD & VOCs
Older paint, plumbing, and building materials may release lead and VOCs into indoor air, especially in aging homes.
Testing is not about finding problems — it’s about knowing. The families who get tested fall into two groups: those who find nothing and can stop worrying, and those who find something early, before a health problem forces the discovery. Either outcome is worth the cost of a test.
Not Sure Which Test You Need?
Use the guide below. Most situations call for a combination of tests — we’ll walk you through the right approach at no obligation
| 📍 Your Situation | 🧪 Recommended Test(s) | 📊 Why It Matters |
|---|---|---|
| Pre-1978 home renovation or demo | Asbestos + Lead | Required by EPA and Michigan law before any disturbance of building materials |
| Musty smell, water damage, or recent flood | Mold Testing | Mold begins growing within 24–48 hrs of moisture exposure and spreads hidden in walls |
| Buying or selling a home | All 3 Recommended | Buyers increasingly request air quality reports; lenders may require them for FHA/HUD loans |
| New construction or recent renovation | Lead & VOC Testing | New materials off-gas VOCs heavily in the first 6–12 months; ensures safe occupancy |
| Rental property or day-care facility | Lead (Required) +Mold | Michigan state law requires lead testing in rental units built before 1978 |
| Unexplained headaches, fatigue, or respiratory issues | VOC + Mold | Both mold spores and chemical off-gassing cause persistent symptoms that doctors often miss |
| Commercial building pre-purchase due diligence | Asbestos + Lead + VOC | Protects buyer from undisclosed environmental liabilities and satisfies lender requirements |

Most residential tests take between 1 and 2 hours on-site. The inspector collects samples, documents conditions, and answers your questions during the visit. Lab analysis then takes 48 hours, after which you receive your written report. So from booking to report, most clients have their results within 3 to 4 business days.
Any home built before 1980 should be tested before renovation, remodeling, or demolition work. Michigan law and federal EPA regulations require asbestos inspection before any renovation that disturbs building materials in older structures. It is also strongly recommended during home sales and for insurance purposes. Even if you have no plans to renovate, testing provides peace of mind and a baseline record for future work.
Our standard mold test includes: an initial visual inspection of the property, air cassette sampling in living areas and the basement or crawlspace, an outdoor baseline air sample for comparison, and in some cases surface swab or tape-lift samples if visible growth is present. All samples go to an AIHA-accredited lab. Your report includes total spore counts, species identification, comparison to outdoor baseline levels, and a written interpretation of what the numbers mean for your family.
Yes, for most tests you are welcome to remain in the home. Some specific test types (such as certain VOC tests) may ask you to vacate a specific room during sampling to avoid contaminating the air sample with your own breath. Your inspector will brief you on this before the visit. Children and pets can generally stay home.
In Michigan, absolutely. The state has a large supply of pre-1980 homes with potential asbestos and lead paint, and high humidity that creates ideal conditions for mold growth in basements and crawlspaces. A mold, asbestos, or lead test before purchase gives you negotiating leverage, protects your family from long-term health risks, and can void a purchase agreement if hazardous conditions are found above legal thresholds.
A mold inspection is a visual survey — an inspector walks the property looking for visible mold growth, moisture damage, and conditions that support mold. Mold testing adds laboratory analysis of air or surface samples to identify mold species and quantify spore concentrations. Testing is more accurate because mold hides in walls, HVAC ducts, and under flooring where it is not visible. We provide both visual inspection and certified laboratory testing in every standard mold assessment.
